Property owners in eThekwini urged to check valuation roll

The 5th General Valuation Roll will be open until March 31, and property owners who disagree with the figure can object to the new valuation by that date.

THE 5th General Valuation was rolled out for eThekwini on February 13 and is open until March 31. Property owners who are unhappy with their updated property values will be able to lodge an objection before the closing date.

The valuation roll is in accordance with the Municipal Property Rates Act, which requires local authorities to reassess property values at least once every four years. This is meant to account for market value fluctuations and any new developments or improvements to the property. Changes will come into effect from July 1, which will directly impact monthly costs thereafter.

Property owners who are not yet registered on the municipality’s eservices portal are urged to do so, as updated valuations will be sent through that platform.

Visit https://eservices.durban.gov.za/v2 to register your profile. The valuation roll is also available on https://durban.gov.za/page/valuation-roll.

What to do afterwards

  • Inspect the valuation roll
  • Assess if in your opinion the value is correct
  • If not, you can object. Valid reasoning must be supplied for consideration. Objection forms are available at www.durban.gov.za, your local Sizakala Customer Centres or the addresses listed below.
  • Objections can be e-mailed to val.roll@durban.gov.za or posted to the following address: eThekwini Municipality, Real Estate Department, PO Box 272, Durban, 4000 or handed in at Valuation Roll, 5th Floor, 199 Anton Lembede(Smith) Street, Durban.
