NOTICE OF SALE (AUCTION)
This is sale in execution pursuant to a judgement obtained in the above Honourable Court dated
13 October 2017, in terms of which the following immovable property will be sold in execution on Wednesday,

26 August 2026, at 09:00 at the Sheriff`s Office, Nelspruit, at 99 Jacaranda Street, West Acres, Mbombela, to the highest bidder, without reserve:

Certain Property: Erf 139, Matumi Golf Estate, Mpumalanga, Registration Division J.U., Province of Mpumalanga, measuring 1314 square metres, Mbombela Local Municipality, held by Deed of Transfer No.:

T001756/2015, situated at 14 Inkhokho Close, Matumi Golf Estate

The property is zoned Residential.

Improvements:

The following information is furnished regarding the improvements, though in this respect nothing is guaranteed:

Description: the property consists of a double story dwelling, with out buildings on lower ground/basement level and a swimming pool. The main building consists of

1 x entrance hall,

4 x bedrooms,

4 x bathrooms,

1 x separate toilet, 1 x kitchen, 1 x study, 1 x lounge, 1 x dining room, 1 x living room,

1 x laundry room, 1 x scullery,

1 x balcony and 1 x covered patio. The out buildings consists of 4 x garages,

1 x staff quarters, 1 x kitchen,
3 x storerooms and 1 x cellar.

The Purchaser shall in addition to the Sheriff`s commission, which is:

6% (six percent) on the first R100 000.00 (one hundred thousand rand) of the proceeds of the sale, and 3.5% (three comma five percent) on

R100 001.00 (one hundred thousand and one rand) to R400 000.00 (four hundred thousand rand) of the proceeds of the sale, and 1.5% (one comma five percent) on the balance thereof, up to a maximum fee of R40 000.00 (forty thousand rand) plus VAT thereon and a minimum of

R3 000.00 (three thousand rand) plus VAT thereon; pay a deposit of 10% (ten percent) in cash into the Sheriff`s trust account immediately upon closing of the bid and the balance against transfer which shall be secured by a Bank or Building Society guarantee in a form acceptable to Plaintiff`s conveyancers, which guarantee shall be delivered by the Purchaser to the Sheriff within twenty- one (21) days from the date of the sale and shall provide for the payment of the full balance and any such interest payable as provided for hereunder.

Should the purchaser elect to pay the balance of the purchase price, this must be paid into the Sheriff`s Trust account within 21 days (Court days), from date of sale as per paragraph 7.2 of the Conditions of Sale in which case any claim for interest shall lapse.

The Sheriff Nelspruit will conduct the sale. Registration as a buyer is a pre-requisite subject to conditions, inter alia:

A) Directive of the Consumer Protection Act 68 of 2008.
